Step 1: Lender Meeting & Pre-Approval

Congratulations on making the decision to purchase your first home!

Step 1 imageNow that you are ready to begin your home search, you will want to start by meeting with a lender. This is important because you want to obtain a pre-approval letter, which helps you to find the home that fits your needs and lifestyle in your preferred location.

Ask your New Tradition Homes sales representative for a list of New Tradition Homes preferred lenders, or visit our web site at www.NewTraditionHomes.com, click on Finance Options and then Preferred Lenders.

When you meet with your lender, they will ask for specific documents in order to review your credit and income. The following is a general list of these documents:

  • Checking and savings account statements for the last two - three months
  • Pay stubs for each borrower and co-borrower(s) - reflecting earnings for the last 30 days, and year-to-date earnings (these must be computer-generated or typed originals that identify the employer and the employee’s name)
  • Last year’s W2 (and 1099 if applicable) for each borrower and co-borrower(s), plus federal tax returns for the last two years (or other proof of income and employment verification)
  • Divorce settlement papers (if applicable)
  • Credit card bills for the last few billing periods, or cancelled checks for rent or utility bill payments
  • Information about other debts such as car loans, furniture loans, student loans, and retail credit cards
  • A gift letter if you are using a gift from a parent, relative, or organization to help with your down payment and/or closing costs.

Step 2: Find Your New Home

Step 2 ImageTour the professionally decorated New Tradition model homes. All of our model homes are open Monday through Friday from 12pm to 6pm, and Saturday from 10am to 5pm.

Our knowledgeable sales representatives will help you find the best home for you and your family, and will help you personalize it to fit your lifestyle. We will meet with you one-onone to go through the wide variety of options available from faucets and cabinets to floor coverings and more.

Step 3: Paperwork & Details

Now that you've chosen your new home, we'll help you finalize the paperwork. This consists of a simple Purchase & Sale agreement, and other selections. You will be responsible for earnest money at this time, which is the deposit money given to New Tradition Homes as evidence of good faith in your purchase, and to bind the agreement. This deposit is placed in a secure escrow or trust account until closing, when it becomes part of your down payment.

Possible up-front fees might also be required by the lender at this time, for items such as the appraisal and credit report. Please note that your monthly mortgage payment does not start until your home is completed, two-four weeks after recording with the title company

Step 4: Building Your New Home

Step 4 ImageOn average it takes four months from the time New Tradition Homes picks up the building permit to when the construction of your new home is finished. In order to help you start planning for the big day, you will receive a schedule from us with an approximate movein date when the framing of your home has been completed. Visit the "How We Build" section of this web site for more information on how your home is being constructed and will be better built.

Step 5: Homeowner Orientation

Construction of your new home is complete. A construction team member will familiarize you with your new home and explain all of the important safety features of your new home. Our team strives to complete all of the fine points to make sure that you are pleased with every detail and enjoy your new home for years to come.

Step 6: Closing

Meet with your escrow officer at the title company and sign final documents.

Step 7 ImageStep 7: Recording & Move-In

Your home will record with the title company (typically 2-3 days after Closing). Visit the New Tradition Homes sales office to pick up the keys to your new home. Congratulations, you are ready to move into your New Tradition Home!
