Building a custom home is an experience unlike any other, and with over 30 years of home building under our (tool) belt, New Tradition Homes knows how to make this journey one to remember. Once you know everything about the process, you’ll feel confident and inspired to move forward.

Working With Your Home Sales Representative

Choose a Location: The first step is deciding where you want to live! We have many communities and sites for you to choose from, with access to great schools, transportation, recreation, and more. If you already own land that you love, with our “Build Anywhere” promise we can build your New Tradition home there, too. Your sales representative will help you work through different options to uncover the one that best fits you and your family’s lifestyle. You can then put down a refundable deposit to reserve the site.

Choose a Floor Plan: Next, you really get to dive in… Once your deposit is made, you’ll get to choose your specific home model and structural options! You’ll sit down with your sales representative and go over each option, price points, and any questions or concerns that you have. This is a great time to review a close estimate of the total cost of your home, so that you’re prepared when applying for a mortgage.

Working with Your Mortgage Lender

Steps to Your Mortgage: You’ve made some great decisions, so now our lending partners will help you get prepared for the mortgage process. They’ll gather and review your financial information, and then draw up a contract that outlines your choices and their costs. Once you sign the sales agreement, you’ll put down a deposit. And then the excitement begins… you’ll receive an estimated settlement date! Can you taste the champagne now?

Mortgage Application: You’ll apply for a mortgage and provide your Sales Representative with a copy of this application. You’ll also provide a copy of your mortgage commitment. 



Working with Your Designer

Customize Your Home: Here comes the best part - personalizing your new home! You’ll meet with one of our professional interior designers in the Design Studio to select flooring, cabinets, counter tops, lighting, appliances, paint colors, landscaping, and so much more. Your designer will expertly guide you through the process of choosing from thousands of options to create your perfect space. Your new home will be unlike any other!


Working With Your Construction Manager

Assess Your Site-Specific Needs: If you are building in one of our communities in the Vancouver or Tri Cities, Washington areas, your home site is all set. If we are building on your land, your construction manager will come out to assess your site and estimate any costs that may be associated. Our team will apply for the proper permits so that excavation and foundation phases can begin. No matter the location or condition of the land, we will get it ready for the amazing floor plan you’ve selected!

The Building Process: Because your personalized home reflects you in every way, we also want you to be a part of the building process. Before construction begins, you and your construction manager will go over each stage of the process to give you a working timeline that you can trust. You’ll always be aware of your home’s progress as well as when certain decisions will be made. Not to mention, your construction manager is always on hand to answer your questions!

Working With Your Settlement Coordinator

Pre-Settlement Orientation: It’s so close that you can feel it! Before settlement, you and your settlement coordinator will attend a site visit with your construction manager, where you’ll check out the features and details of your home and confirm that they meet your expectations. We guarantee that any concerns will be addressed, and you’ll get to inspect your home once again on the day of settlement.

The Big Day: The day has come – your settlement is here! We’re all cheering beside you. Your settlement coordinator will let you know the place, date, and time of settlement about 30 days in advance of your estimated closing date. When settlement arrives, you’ll finalize all payments and closing costs. Then the magic begins…

I don't remember the first time I saw a New Tradition home, but it was MANY years ago. During the internet evolution, I have watched New Tradition evolve into a great company. I don't know why, I guess it was my dream to own one I just didn't know it yet. Years later, my husband and I decided it was time to build. After looking at all the builders and communities we stopped into a New Tradition home and he fell in love! (I was already there). 4 months later the floor plan of our dreams came available and we were hooked. 1 year later, we are now in our New Tradition home and I couldn't be happier!
