What to Expect
Our Build On Your Land program allows you to customize one of our Legacy Collection floor plans to fit your land and your lifestyle. Our expert team brings your home to life on the land you already own. Here are the key steps:

PRE-CONSTRUCTION & SELECTIONS
We kick off with a consultation to understand your needs and the unique characteristics of your property. We guide you through the personalization process, and then get the contract written so we can move forward with permits!

CONSTRUCTION
Once the building permit is received, it’s time to dig in! Get weekly progress reports until it's final inspection day and your homeowner orientation.

CLOSING
We make sure you’re prepared with everything you need to know about your new home. You will receive our 2-10 extended limited warranty package with details at your homeowner orientation.

FAQs

Can you help me find land? Do I need to have land before you can build?

We started a land acquisition program to assist you with finding land. Once we know where you are looking to build, we will connect you with one of our Realtor partners. These are local experts that will be able to find you the perfect lot. Of course, you will have the NTH Land Acquisition team that will back up this partnership.

How does financing work?

When working with New Tradition Homes, we can refer you to our preferred lenders. They can work with all types of loans including USDA, VA, and FHA. When building you are required to have a construction loan. The construction loan covers construction costs and land improvements. Being approved for a construction loan is different than being approved for a purchase loan. A construction loan lasts only while the home is being built. The purchase loan becomes your permanent loan (for example a 30-year mortgage). You can use your purchase loan to pay off your construction loan when the home is completed.

We also work with cash buyers who want to skip financing altogether. This process includes a deposit prior to construction, monthly draws during construction (based on progress), and a final draw upon construction completion (prior to owner occupancy).

What should I think about before meeting with you?

Before you talk with our fun and friendly team for the first time, there are a few things you can prepare or think about:

  • Your Budget: If you don’t have a precise idea of your budget, that’s totally normal. Talk to a banker about getting pre-qualified. If you have a home to sell, you can also talk with realtors to figure out what you can expect to receive from the sale. And we’re here to work with you to determine which kinds of plans will be a perfect fit!
  • Your Style: This is the best part! Think of whatever you’ve always wanted for your home. Think about what kind and style of home you want, how many rooms, which specific features, and where you want to live. Our team will ensure that your vision comes to life as accurately as possible.
  • Any Questions: Before we meet, we suggest that you write out a list of questions or concerns that you have about the process. You’ll find a host of resources on our website, as well as in-depth information about all of our homes. Don’t worry about coming in with a long list — our job is to make sure you feel completely confident!

Do I need to have a New Tradition plan already chosen?

Nope. Whether you have a clear-cut idea of what you want your home to look and feel like, or you know that you definitely want a “family-friendly” design, we have a wide array of plans available for you to customize how you see fit. We’ll work closely with you every step of the way.

How do you make sure I stay within my budget?

Our Team will work with you as you plan your investment in your new home. Our process will result in a home you love while allowing you to stay within your budget.

  • Our Design Studio: It is filled with beautiful options for all price levels of homes. And our Design Consultant is there to help you manage your money.
  • Land Evaluation: During a Site Consultation, we visit your land to determine the specific needs of the site. Our home pricing already includes many of the common variable site costs, and we add the more unique ones to your Site Prep Costs Estimate. Some lots do not require any additional costs over what we have already included in your home pricing. Once we have the land evaluation completed, we will present you with a summary of all Site Prep Costs to include in your overall home package.
  • Making Selections Before Groundbreaking: This approach ensures you are in control of your selections and finances. It means we can design and build your home according to your selections which results in fewer changes.
  • Quality of Construction: We build using universal design principles, durable products, and energy-efficient systems to help lower your monthly utility bills and annual maintenance expenses.

Why do I need a land evaluation?

Land is typically the greatest variable in the home building process. Every site we build on is different, and every home we build is unique. We come out and look at it with you, and assist you in understanding how your site will impact your home - and budget! We take the time to understand the nuances of each site, including:

  • Topographical analysis
  • Soil conditions
  • Utility costs (water, sewer, gas, electric)
  • Tree clearing
  • Municipality requirement
  • Impact on the environment & neighboring properties
